Northwold Road, Hackney

Client: One Housing

Services: Provision of Construction information for Mulalley & Co based upon conceptual scheme by Fraser Brown Mackenna.

Northwold Road is a development of 62 units in a complex urban setting locked behind existing properties on all sides, with limited frontage and access points. Set against a mixture of Victorian terraced housing, newer developments of the last century and a terrace of commercial properties, the former industrial site presented a challenging redevelopment.

The scheme comprises 4 separate blocks, ranging from 2 to 4 storeys constructed using a mixture of reinforced concrete frame and traditional build methods. Blocks 1 & 2 (Hazlitt Court) comprise four affordable rent town houses and 24 shared ownership apartments. Block 4 (Saxony Court) comprises 20 shared ownership apartments.

Block 5 (Salvesen House) provides 18 self-contained Housing Care and Support (HCS) apartments with a common room for social interaction, office and overnight accommodation for support staff. Properties are served by photovoltaic panels to achieve 10% renewable energy and have 'green roofs', SUDS (Sustainable Drainage System) and rainwater harvesting, achieving Code for Sustainable Homes Level 3.
